The new Squatting Law and how it affects you

As from 1 September 2012, it has become a criminal offence for anyone to squat in, or gain unauthorised entry to, a private residence, and the police have power of arrest over anyone found guilty of doing so. This will give homeowners some degree of reassurance, and will hopefully mean the end of the lengthy (and costly) civil proceedings that were previously required to remove the squatters. Whilst the new law may be an effective deterrent to many would-be squatters, it will not stop the determined from gaining entry into vacant houses, and even in a short time they could cause much damage before being arrested or evicted. The best solution is to keep the blighters out in the first place, and the most effective way of doing this is a manned security presence in the building. Obviously you have to balance the likely cost of any damage against the cost of security, and that will depend on the type and value of the property – you may not want to spend the money on a run-down council house in a rough neighbourhood, but if you have a large house in the country that is worth maybe £500,000 or more, the last thing you want is for anyone to gain entry and trash the place. Security here would be a good investment. Alarms are all well and good, but unfortunately alarms tend to be ignored more often than not, because they are heard so often – even monitored alarm systems will involve a response time to your property, by which time the damage could have been done and the perpetrators vanished.
